Terms & Conditions 1. Payment A non-refundable deposit of £250 is required to be paid at the time of booking, if it is more than 8 weeks prior to the start of the rental. The balance will be payable 8 weeks prior to the start of the rental. The booking will not be confirmed until the deposit is received. If we do not receive final balance payment by the due date (8 weeks before start of rental) we reserve the right to treat your booking as cancelled by you and cancellation charges will be applicable as detailed in section 2 below. For bookings made less than 8 weeks prior to the start of the rental, full payment will always be required. Payment must be made by cheque in (GBP) Pounds Sterling drawn on a UK clearing bank, or by direct bank transfer. Bank details will be supplied at the time of booking. For bookings made less than 3 weeks prior to the start of the rental, full payment must be made by bank transfer only. 2. Cancellation Should you wish to cancel your booking, you must notify us in writing. Any such notification must be sent by email or recorded delivery. We reccomend you also telephone to check such notification has been received. On receipt of notice of cancellation, monies paid will be refunded, less the cancellation charges set out below. If for any reason beyond our control we are unable to provide the booked property, all monies will be refunded and no further claim will be made against the owners. We strongly recommend that holiday insurance should be taken out. Period before start of rental within which written notification of cancellation is received by us. Cancellation charge More than 56 days - Loss of = deposit 55 - 42 days before - 50% of cost 41 - 29 days before - 60% of cost 28 - 15 days before - 70% of cost 14 days or less - 100% of cost 3. If you wish to make changes to your dates For any changes to your dates please telephone us first to check availability of your new dates and clarify any charges. Please note changes to bookings within 8 weeks of the rental start date, will be treated as a cancellation and the charges in section 2 above will apply. It will be possible to make changes to bookings more than 8 weeks away from the rental start date, providing your new choice of date is available and no later than 12 months from the original rental date. If your new choice of date is more expensive than your original booked date, you will need to pay the difference. If your new choice of date is less than the cost of your original booked date, we will refund the difference. Any request to make changes to your dates must always be received in writing by email or recorded delivery. We reccomend you also telephone to check such notification has been received 4. Period of Hire Weekly rentals commence at 4.00pm on the day of arrival (Saturday) and terminate at 10.00am on the day of departure (Saturday). Please note, in order to prepare the property for the next arriving guests, we require access from 10.00am. If guests do not vacate the property by 10.00am on the day of departure, they will be charged for an additional day. 5. Use of property The number of persons occupying the property must not exceed 6. The property shall be used for personal and domestic purposes=only. The property shall not be used for any commercial purposes. 6. Eligibility We reserve the right to refuse bookings from: (a) Groups of single sex people under the age of 21 years (b) Hen or stag parties No children under the age of 8 years. 7. Care of the property Smoking is not permitted inside the house. When leaving the property at the end of the rental, it must be left in the same condition as found upon arrival. Additional cleaning charges may be imposed depending on the state of the property. When renting the property, you are responsible for making it secure when left unoccupied during your stay. 8. Breakages or Damage Any damage caused to the property, its contents and any missing items must be paid for. An inventory will be taken before your arrival and on your departure. 9. Pets No pets are permitted. 10. Liability Use of the property is at the guest’s own risk. No liability shall fall on the owners for injury to the guest’s or for loss of personal property belonging to the guest’s. We strongly recommend that holiday insurance should be taken out. 11. Right of entry We reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance. 12. Jurisdiction The parties agree that this contract shall be governed by English law. By signing the booking form and/or by making a booking via email or telephone with deposit/payment made by cash, cheque or bank transfer, you are deemed to have accepted these booking conditions and you must ensure that all members of your party understand and comply with these terms. The owners reserve the right to demand the immediate departure of any guest/s not complying with the booking conditions, or for any conduct detrimental to the property.
